Electrical Installation Condition Reports

We have been carrying out electrical inspections for the private rental sector for many years. We count many landlords, estate agents and property management companies as regular customers.

Five Yearly Electrical Checks
Since 1st June 2020, private landlords in England have been required to have the electrical installation in their rental properties checked by a qualified electrician to ensure that they are safe.

These checks must then be carried out on a five yearly basis.

A copy of the most recent electrical safety condition report (EICR) must be provided to both new and retained tenants.

The landlord is responsible for making sure that the person who completes the check is suitably competent. Many electricians who are registered for installation work are not necessarily registered to carry out inspection work.

Homebuyers' Reports image
Homebuyers need assurance that the electrical installation in a property is safe for continued use and complies with relevant regulations. Our customers need to know if a property may need extensive re-wiring work which is likely to be costly and disruptive.

Carrying out inspection work in a house or flat not yet owned by a potential home buyer is a delicate operation. Clearly there are limits to the disruption the inspection can cause current occupiers. It is important that the right balance is struck to ensure the necessary information can be provided whilst not being too intrusive.

We always make sure that our customer has a good understanding of the implications of any of the report's findings by taking the time to talk it through and answer any questions they may have.

Chorlton Electric are well known and trusted by many local estate agents. We liase as required with all parties concerned, obtain and return keys if required and provide our reports in a timely manner.

Chorlton Electric carry out most types of domestic electrical work with particular emphasis on larger projects such as refurbishments, extensions, kitchens and bathrooms etc. and fusebox/ consumer unit upgrades.
We also install sockets and light fittings and attend to general wiring faults when we've time to do so.  Please note we don't repair domestic appliances such as cookers, washing machines etc - we prefer to leave it to specialist appliance repairers.

Complaints: We always endeavour to provide the best service and products for our customers. However, on rare occasions, we recognise that there may be times where our

As soon as possible after the completion of the works, please inspect the work to ensure everything has been carried out to our usual high standards.
In the unlikely event there is anything you are not completely satisfied with, please contact us as soon as you can in order that we can rectify any problems as soon as possible. Either call, write or email us on the details at the top of this document.We aim to respond within 5 days of receiving your complaint and where possible, will provide you with a date to remedy any issues raised.
Where we are cannot resolve your complaint using our own complaints procedure, as a Which? Trusted trader we use Dispute Resolution Ombudsman for dispute resolution. General terms and conditions: A letter of engagement accompanied by our standard terms and conditions will be provided at the start of any contract for works.
Construction Phase Plan (CDM 2015) - CPP: We comply with the Health and Safety Executive requirements and have a CPP Plan available for viewing and we will discuss this with you as required throughout our contract.
Work Guarantees: All works are guaranteed for 3 months from date of completion, this covers parts and labour, please see our full guarantee document for further information. Any specific manufacturer’s warranty will be provided on request. Your statutory rights are not affected by our guarantee. Our Warranties and Guarantees relating to Notifiable work are insurance backed through the NICEIC. Non-notifiable work is covered by Chorlton Electric Ltd’s own warranty terms.
Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013:
Notice of the Right to Cancel
Under the above named regulation you have a right to cancel this contract during a period of 14 calendar days from the day this notice is sent or given to you. During that period if you choose to cancel the contract any money paid by you will be refunded.
However if you have already given written approval for the work to begin before the end of the cancellation period you may be required to pay for goods or services already provided.
If you wish to cancel the contract you must do so in writing and deliver personally or send (which may be by electronic mail or post) .
The notice of cancellation is deemed to be served as soon as it is posted or in the case of an electronic communication from the day it is sent.
